Dear Neighbor,

Property taxes and healthcare are two of the biggest financial burdens for our senior residents. No senior should have to worry about affording their prescriptions or keeping up with their property taxes. That’s why we are committed to making New Jersey more affordable for seniors.

We are excited to share that this year’s state budget includes real, tangible relief for seniors. Through the new StayNJ program, which takes effect in January 2026, eligible seniors can receive a 50% reduction in their property taxes up to $6,500 annually. This program will provide historic relief to the overwhelming majority of seniors across the state.

For the first time in New Jersey’s history, seniors aged 65 or older, as well as disabled homeowners or mobile homeowners, will be able to apply for three State property tax relief programs: Senior Freeze, ANCHOR StayNJ by filling out a single application.

Belleville Mayor, Michael Melham recognizes the impact this program will have on our communities: “Seniors are our greatest natural resource. I applaud our legislative leaders for not only recognizing that many of them are living on fixed, low and moderate incomes, but for also streamlining the application process for them to receive property tax relief.”
